A leak shows up. Or a few shingles blow off in a storm. The first question is always the same: can I just fix this spot?
Sometimes yes. But on an older roof, a patch is often a bet you lose.
When a small fix can make sense
- The roof is young, under about 10 years old.
- The damage is in one small spot, like a few shingles from one storm.
- The rest of the roof is in good shape.
When a patch is money down the drain
- The roof is 15 years old or more. Shingles that age are near the end. Fix one spot, and the next spot is right behind it.
- It is the second or third leak. More than one leak means the roof is wearing out, not just one bad spot.
- Granules are in the gutters. Those little grains protect the shingle. When they wash off, the shingle wears out fast.
- Shingles are curling, cracking, or missing in more than one place.
- The roof sags or feels soft. That points to wet wood under the shingles.
Don't wait for a leak
If your roof is 15 years old or more, don't wait for a leak to find out it is done. By the time water shows on a ceiling, it has often been getting in for a while. Wet wood and wet insulation make the job bigger.
In Gaston County, a lot of homes were built around 2000. Many still have the roof the builder put on. That roof is now about 25 years old.
