A 3-tab shingle roof usually lasts about 20 years, and an architectural shingle roof about 30, according to the InterNACHI life chart that home inspectors use. Hot weather can cut that down, and North Carolina summers are hot. If your roof is 15 years old or more, it is smart to have it checked, even if it does not leak.
How long do asphalt shingles last?
Here is the typical life from the InterNACHI chart. These are averages, not promises.
| Shingle type | Typical life | Where you see it |
|---|---|---|
| 3-tab asphalt | About 20 years | Many homes built in the 1990s and early 2000s |
| Architectural asphalt | About 30 years | Most new roofs today |
InterNACHI also notes that hot climates shorten asphalt shingle life. So a roof in Gaston County may not reach the full number on the chart.

Why do roofs wear out faster in North Carolina?
Heat and sun
In Charlotte, July averages a high of 90.3°F, based on National Weather Service normals. A roof in full sun gets much hotter than the air. Heat and sun dry out the asphalt over time, and the shingles get brittle.
Humidity and algae
The black streaks you see on older roofs around here are mostly algae. It grows well in humid places like ours. The roofing trade group ARMA says it is mostly a looks problem. Streaks alone do not mean your roof is failing.
Wind and storms
Strong storms roll through here most summers. When Hurricane Helene came through in September 2024, the National Weather Service reported gusts of 40 to 50 mph across Gaston County, with pockets near 70 mph. Older shingles lose their seal and are more likely to lift or blow off. See our storm damage page for what to look for after a big storm.
Attic airflow
A hot, stuffy attic is hard on a roof. ARMA says good attic airflow helps prevent early shingle wear. A roofer can check your vents when they check the roof.
Trees
Shade and leaves keep a roof damp. Pine needles pile up in valleys and gutters and hold water. Trim back branches that touch the roof.
How old are the roofs in Gaston County?
Older than most people think. Here is the median year homes were built in a few of our towns, from the U.S. Census (ACS 2024):
| Town | Half of homes built in or before |
|---|---|
| Gastonia | 1978 |
| Kings Mountain | 1976 |
| Dallas | 1998 |
| Mount Holly | 1999 |
| Belmont | 2002 |
A lot of homes built around 2000 still have the roof the builder put on. That roof is now more than 20 years old. Many older homes in Gastonia are on their second or third roof, and some of those are getting up there too.
How can I tell how old my roof is?
- Check the home inspection report from when you bought the house.
- Look through old papers or receipts from a past owner.
- Ask neighbors who bought at the same time. Homes in one subdivision often got roofs the same year.
- Ask a roofer. We can tell a lot from the shingles themselves.
What are the signs a roof is near the end?
- Shingles that curl, cup, or crack
- Bare spots where the granules wore off
- Missing shingles after wind
- A roof line that sags
- Stains on your ceiling, or daylight through the roof boards in the attic
Our full list is in signs you need a new roof.
Can I make my roof last longer?
Yes, a little care helps.
- Keep gutters and valleys clear of leaves and pine needles.
- Trim branches that rub or hang over the roof.
- Make sure the attic can breathe.
- Do not power wash shingles. ARMA warns high pressure can damage them.
- Get the roof looked at after a big storm.
When should I get my roof checked?
Once it hits 15 years, get it checked. A leak often shows up after water has been getting in for a while. By then the wood under the shingles can be wet, and the job gets bigger.
Book a free roof inspection. A roofer gets on your roof, takes photos and video, and texts them to you. If it is time, we will walk you through roof replacement. If it is not, we will tell you that too.
Common questions
Does a lifetime shingle really last a lifetime?
No. "Lifetime" is the name of a limited warranty, not how long the roof will last. Those warranties are usually prorated after an early period. On the InterNACHI chart, an architectural shingle roof lasts about 30 years.
Is a 20 year old roof done?
Not always, but it is often near the end, especially a 3-tab roof in our heat. Get a free roof check so you know where it stands before a leak tells you.
Do black streaks mean my roof is failing?
No. Black streaks are mostly algae, which grows in humid weather. It is mostly a looks problem. Age, curling, and missing shingles matter more.
How long will a new roof last in North Carolina?
Architectural shingle roofs usually last about 30 years on the InterNACHI chart. Heat, attic airflow, storms, and how well the roof was installed all play a part.
